What Moves The Price

Why the job varies across Reading.

Condition weighs more than postcode, but the area still shapes the work. Town centre flats bring parking, loading bays and lift access into the planning. Student houses around Redlands and Whiteknights and Katesgrove fill the diary through the 1 July changeover, and a shared house carries a whole extra kitchen's worth of work. The converted Victorian terraces along West Reading and the Oxford Road have deep skirtings, sash windows and original floors that take longer to do properly.

Hard water sits behind all of it. Thames Water states that the whole of its region is hard, so on a long tenancy the bathroom and the kettle take time nobody budgets for.

Is it an hourly rate?

No. The price is fixed on the property, not the clock. A studio tends to take 3 to 4 hours and a three bedroom house 5 to 7, but those hours are ours to worry about, not yours to pay for. You agree the figure in writing before we start and it does not move afterwards.

Can the price change once you have seen the property?

The published prices assume standard condition. If a property has been left heavily soiled, or there is simply more in it than a standard checkout, we say so and requote before any work begins. Nothing gets added once the job is done.

How do you take payment?

Bank transfer or card, due on completion once you have seen the finished property. Landlords and letting agents running several addresses can arrange invoicing instead.

Is the oven included?

The outside of the oven is wiped as part of the standard clean. A full oven deep clean, with the racks taken out and soaked and the interior degreased, is an add-on from £49.

Is carpet cleaning extra?

Vacuuming every carpet is included in the price. Machine cleaning is an add-on: £30 a room and £25 for a hall, stairs and landing. Tell us which rooms and we price it alongside the clean.

What if my move date moves?

Give us 72 hours notice to cancel or reschedule and there is no charge. Inside 72 hours we may charge a fee, because the slot is usually too late to fill. Moving dates slip, so tell us as soon as you know.

Is there a discount for more than one property?

Yes. Landlords and letting agents with several Reading addresses get a portfolio rate rather than the single job price. Send us the list and we will price it.
