What severe mould removal covers.

Severe mould removal is for mould that has gone past the surface. An ordinary end of tenancy clean deals with the black speckling on bathroom sealant and window reveals, and we do that as part of ours. This page is for mould that has spread over an entire wall or ceiling, taken hold in plaster, grown behind fitted furniture, or simply refuses to stay gone.

Black mould gets the searches and it does matter, but it is not the only species that grows in a damp English house. Different species answer to different chemistry, so a team that works out what it is looking at before it starts is a team doing the job properly.

Mould is a symptom rather than a cause. Something is putting water into that wall, and until it is found the mould comes back on a schedule. Real remediation therefore includes tracing the source. Two building types produce most of this work anywhere in the country, and Reading has plenty of both: ground floor and riverside homes near the Thames and the Kennet, and Victorian terraces cut into flats where the ventilation never caught up with the extra bathrooms.

The work

What a mould remediation team does.

Remediation is a bigger job than cleaning. It runs through identification, containment, removal and treatment, and then the part most cheap quotes leave out, which is finding the source.

Identification. The team looks at what is growing, sometimes takes a sample, and works out how far it has gone. That decides the chemistry, and it decides whether the wall can be treated or has to come off.

Containment. The affected room is sheeted and taped so spores are not pushed into the rest of the house while the work goes on. HEPA filtered scrubbers run throughout to pull airborne spores out as they are disturbed.

Removal. Surface growth is cleaned off with antifungal chemistry. Anything the mould has grown into, plaster, plasterboard, sealant, skirting, flooring, comes out with the mould still in it. No product on the market pulls mould back out of soaked plasterboard, whatever the label promises.

Treatment. An antifungal goes onto the substrate underneath so that whatever survived the removal cannot restart. It is not the same product as the cleaning agent, and it stays on the wall to dry rather than being wiped away.

Source. Then the important question: why is that wall wet? Condensation, a slow leak, a cold bridge, a dead extractor fan, a failed damp course, a blocked gutter emptying down an outside wall. The answer usually leads to remedial work, which the same team may or may not carry out, and without it the rest of the job is temporary.

How mould remediation is priced.

The number follows the species, the area and the depth, whether material has to be cut out, and whether the source work is inside the quote or a job of its own. One treated wall can sit in the low hundreds. A full remediation with plasterboard out and a ventilation fix runs to several thousand.

Some cases have a funding route. Buildings insurance sometimes covers mould that followed an insured event such as an escape of water, and Ombudsman directed remediation in social housing is paid for by the landlord. The team will check what applies before it quotes.

Is black mould actually dangerous?

Why does mine keep coming back?

Not when it is done properly. The room is sheeted and taped, and HEPA filtered scrubbers run while the work happens. Done carelessly, mould work does spread spores, which is exactly why containment is the thing to ask about.

I rent, and my landlord is ignoring it. What are my options?

Take photographs with the dates on them and put the request to the landlord or the agent in writing, so there is a record of asking. If nothing moves, escalate: the Housing Ombudsman if it is social housing, or environmental health at Reading Borough Council if it is a private tenancy. Severe damp and mould can reach category 1 on the Housing Health and Safety Rating System. Where the council agrees that it has, it can serve an improvement notice on the landlord.

I am a landlord. Where does this leave me?

Two pieces of law sit behind this: section 11 of the Landlord and Tenant Act 1985, and the Homes (Fitness for Human Habitation) Act 2018. Between them, where the damp arises from disrepair or from the building itself, putting it right is on you rather than on the tenant. Ombudsman decisions in this area have hardened since 2022, and a remediation with a paper trail behind it is the best thing to have in the file when a complaint lands.

Does the treatment stop it coming back?

The treatment on its own does not. The source work does. A proper job identifies why the wall is wet and either fixes it, an extractor fan, a leak repair, insulation, better ventilation, or tells you plainly what needs doing and by whom.
