It is rarely optional. Rat and mouse urine brings leptospirosis and hantavirus risk with it. Cockroach droppings are a well documented asthma trigger. Bedbug eggs survive most domestic cleaning quite happily. Skip this half and you keep the health risk and improve the odds of the whole thing starting again.

The work

What happens after the pest control van leaves.

The team starts where the treatment stopped. Protective kit goes on, at minimum mask, gloves and eye protection, and full biohazard kit for rats or pigeons. First out are the droppings, the nest material and the dead pests, bagged into sealed containers for licensed disposal.

Loft insulation is the part most commonly missed. Rodent urine soaks straight into it and the smell sits there for months while everybody wonders why the house still reeks. The team assesses it and quotes for lifting and replacing whatever is beyond saving.

Hard surfaces get industrial disinfectant: behind and under appliances, inside cupboards, along the skirting, into floor voids where there is access, and through extract ducting. Cockroach jobs in particular live or die on the cracks and the ducting, because that is where the egg cases sit.

Soft furnishings are judged individually. What can be saved is treated, heat for bedbugs, steam for fleas. What cannot is bagged out and recorded for the landlord or the claim.

Four things move the number: which pest it was, how far through the building it got, whether insulation or furnishings have to be replaced, and how big the place is. One room after fleas sits in the low hundreds. A whole house after rats, with the loft stripped and re-insulated, is a job in the thousands.

There are sometimes funding routes. Buildings insurance covers infestation on some wordings and not on others, and where a tenant clearly caused it, part of the cost can be put to the deposit through the scheme holding it. The team writes the record in a form that stands up if it goes to adjudication.

Almost always. Treatment kills the infestation. It does not lift droppings, urine, nest material or contaminated surfaces, and that is where the health risk actually sits. Leaving it also leaves the scent trail that draws the next lot in.

How soon after treatment can cleaning start?

Normally within forty eight hours of the pest control firm saying it is done. Rodenticide is the exception: it wants a few more days to finish working, and cleaning over the top of it wastes both visits. The team checks that with them rather than assuming.

It was rats. Does that make it a biohazard job?

Yes. Rat urine brings a risk of leptospirosis and hantavirus, so it is handled with biohazard kit and the waste leaves on a licensed transfer note. This is not a job to attempt with a mop and a pair of washing up gloves.

What about loft insulation the rodents got into?

It should come out. Urine soaks into it and neither the smell nor the bacteria clean out again, whatever gets sprayed on top. The team assesses it and prices the strip-out and the new insulation into the job.

Does the team treat bedbugs as well?

No. Killing bedbugs, by heat or by chemicals, is the pest control firm's job. The cleaning team handles what comes after: the deep clean, heat or steam applied to furnishings that can be saved, and bagging out what cannot. Eggs survive a lot of ordinary cleaning, so knowing where to look is the skill.

My landlord will not arrange the cleaning. What now?

Keep the photographs and the treatment certificate, and put the request in writing to the landlord or the agent. If they refuse, environmental health at Reading Borough Council is the next step. A pest infestation and the residue left behind can amount to a category 1 hazard under the HHSRS, the housing standards regime the council enforces.

The tenant caused it and I am the landlord. Can I take it from the deposit?

Sometimes. Deposit scheme adjudicators do allow deductions where tenant behaviour clearly caused the infestation, food waste left to build up leading to rodents being the standard example. What they want is evidence: the treatment certificate, the cleaning record and dated photographs, rather than an assertion.
