Why it matters
The check-in sets the bar for the whole tenancy.
A moving in clean is the checkout in reverse. On the way out a property is measured against the check-in inventory. On the way in, that inventory is being written. Whatever it records becomes the standard somebody has to hand back in a year or two, which is why a clean start protects both sides: the tenant does not inherit the last occupant's grease, and the landlord has a baseline worth holding to.
It is the same specification as our checkout work, priced off the same ladder, room by room to inventory standard. The only thing that moves is the timing.

A void costs money every week it sits, and a grubby property shows badly on a listing. Cleaning before the photographs and the viewings gets the place looking like the rent being asked for it. After a repaint or a refit it takes out the dust, paint flecks and plaster residue the trades leave behind, which is the part that ruins photographs.

For incoming tenants
The last tenant's standard is not your problem.
You have signed for somewhere and the previous occupant left it filthy. That is not your mess and your first weekend should not go on it. Cleaning it before you unpack gets the property to a standard you would actually choose to live in.
Doing it early protects your own deposit as well. Photograph every room the day you get the keys, book the clean, and you have a dated record of exactly what you were handed. Where the check-in inventory records the place as already dirty, that is one less line anyone can bill you for at the end.

Every room to the same list: the kitchen and inside every cupboard, the bathroom taken back through the limescale, the skirtings, the window tracks, the whole property vacuumed and the hard floors washed. Thames Water classes the whole of its region as hard water, so a bathroom that has gone a few years without a proper descale is the slowest room in a Reading property.
An empty property comes up better and takes less time, so a vacant flat before the van arrives is the best version of this job. Ovens and fridges sit outside the standard price as add-ons: the oven is £49 and a fridge or freezer is £25. Between lets the oven is usually worth adding, because it is the first thing an incoming tenant opens. The whole figure is confirmed in writing before we start.

Is a moving in clean the same as end of tenancy cleaning?
It is the same specification, priced the same way: room by room, to inventory standard. The only difference is timing. A moving in clean prepares a property for its next tenant, a checkout clean hands one back. The list is identical.
Who pays for it, the landlord or the tenant?
Either. A landlord or agent usually pays when the property is being cleaned between lets or after works. An incoming tenant pays when they have taken on somewhere the last occupant left dirty. Whoever books gets the fixed price in writing and the itemised receipt after.
Can you clean before the furniture arrives?
Yes, and a vacant property is the ideal version of the job. With nothing in the way we reach every corner, skirting and floor, so book the gap before anything is moved in if you can.
How soon after building work or decorating should we book?
Once the works are finished and the trades have gone. A refit or a repaint leaves dust, paint flecks and plaster residue across the whole property, so this is the last step before viewings or the new tenant rather than something to run alongside the work.
Do you need keys or access?
Yes. We arrange access with whoever holds the keys: the landlord, the letting agent or the incoming tenant. Tell us how we get in when you book and the slot is confirmed around it.
Does the 48-hour guarantee apply?
Yes, exactly as it does on a checkout clean. If anything is raised within 48 hours of the job we come back and put it right at no charge.
