How it works for a shared house
One price for the house, split how you like.
You book the property, not the room. One fixed price covers every bedroom, every bathroom, the kitchen and all the shared space, and how you divide it between housemates is your business. Most houses just split it by head.
In a student let the kitchen and the ovens carry most of the work after a year of shared cooking, so that is where we start. It is also where the checkout is usually decided.

When the house has scattered
Keys, parents and housemates who left in June.
By the week of the checkout half a student house has usually gone home. That is normal and it holds nothing up. One person books, we sort access with whoever still holds a key or straight with the letting agent, and the whole house gets the same timestamped photo record afterwards.
Parents book these all the time. The fixed price is confirmed in writing before the clean and the itemised receipt goes to whoever paid, which is the paperwork the deposit scheme asks for if a deduction is ever proposed.

What agents look at in a Reading student let.
Student houses get a close checkout, particularly where the landlord took a photo-heavy inventory at check-in. A year of a full house leaves grime in the places a weekend tidy never reaches.
The usual sticking points are the ovens, the shared bathrooms, bedroom skirtings and window tracks, and any yard or garden written into the inventory. Thames Water classes the whole of its region as hard water, so limescale round taps, shower screens and kettles is on that list too. We clean to the inventory, because that is the document being marked.

Reading student tenancies mostly run 1 July to 30 June, so the whole cohort moves in the same fortnight and that fortnight fills early. Redlands, where the Whiteknights and London Road campuses sit, goes first. Book as soon as the end date is fixed rather than when the packing starts.
A thorough vacuum is in the price already. Carpets that have taken a year of a shared house sometimes want the steam clean on top, which is £30 a room.

Do you clean HMOs and shared houses?
Yes, and they are a large part of the Reading summer. Shared kitchens and shared bathrooms take the longest in an HMO, which is exactly where a student checkout is decided.
Do carpets cost extra?
A thorough vacuum is included. A carpet steam clean is a separate add-on from £30 a room, worth it after a long tenancy or where the agreement asks for it.
When should we book for a July move-out?
