How the referral works

One call, and somebody who does this properly.

We are Reading End of Tenancy Cleaning. Our trade is the clean at the end of a tenancy. Post-build, hoarder clearance, biohazard, fire damage, serious mould and post-pest work are different trades with different kit, different insurance and different waste rules, so we refer them out rather than pretend otherwise.

Before we refer anybody we check three things, at the point of referral rather than off an old list: that their public liability cover is current, that they hold waste carrier registration where the job will produce controlled waste, and that a DBS check is in place where the property is occupied. When we ring you we name the firm and tell you exactly what we checked and when.

What we do not do is accredit anyone. We publish no certification or membership on a firm's behalf. If a certificate matters for your insurer or your landlord, ask the firm for it directly.

Post-build

Post-build cleaning.

What it is. Once the builders, joiners or decorators have gone, the property is still full of fine construction dust. It bonds onto surfaces and works its way into vents, socket faces and curtain rails, and ordinary cleaning simply moves it around. Post-build kit takes it out.

When you would need it. An extension has finished, a loft has gone in, a kitchen has been refitted, a new build is being handed over, or trades have been in the property for weeks and the dust has had time to settle everywhere.

What the firm does. HEPA-filtered vacuuming through every room. Every surface and fitting wiped by hand. Builders' marks taken off glass, tiles and worktops. Windows cleaned inside and out. The property sanitised before it changes hands.

Hoarder

Hoarder cleaning.

What it is. Clearing and then thoroughly cleaning a property where belongings or rubbish have built up over months or years. It often follows a bereavement, an eviction, or somebody moving into supported care, and it is as much a sorting job as a cleaning one.

When you would need it. You have inherited a property that has to be cleared before it can be sold. You are a landlord and the tenant has left the property in this state. You are helping a family member through a clear-out. The work is discreet and nobody is judged.

What the firm does. Sorting, bagging and removing in categories agreed with you first: keep, donate, dispose. Heavy cleaning of every surface once the property is empty. Odour treatment where it is needed. Skip hire or waste removal arranged on your behalf.

Biohazard

Biohazard cleaning.

What it is. Cleaning after blood, bodily fluids, decomposition, sewage or other contamination. It needs full PPE, hospital-grade chemistry and disposal under the hazardous waste rules. It is not a job for a domestic cleaner and nobody should be asked to attempt it as one.

When you would need it. After a death in the property, particularly an unattended one. After a serious accident. After a scene released by the police. After sewage flooding or a burst pipe in a contaminated space.

What the firm does. PPE-protected cleaning with hospital-grade chemicals. Contaminated materials removed, which can mean carpets, soft furnishings and sometimes plasterboard or floorboards. Waste taken away through regulated channels. Documentation for an insurer, a sale or a landlord's records where the firm provides it.

Fire damage

Fire damage cleaning.

What it is. Cleaning after smoke, soot and heat damage: a kitchen fire, an electrical fault, a candle, an arson. Smoke residue travels into fabrics, carpets, walls, ceilings, ductwork and behind every fitting. Ordinary cleaning smears it. Specialist chemistry lifts it.

When you would need it. After any fire that left soot, staining or a smell, however small it was at the time. Insurers often want certified specialist work rather than a domestic clean. It applies just as much after smoke has come through from a neighbouring property.

What the firm does. Soot and residue removed from every surface with degreasers and dry-sponge methods. Ozone or hydroxyl treatment to deal with the smell rather than mask it. Ducts and vents cleaned so it does not keep coming back. Carpets and soft furnishings treated. Ask the firm what insurance paperwork they provide.

Severe mould

Severe mould removal.

What it is. Removing serious mould: black mould, structural mould, mould across whole walls or ceilings. A checkout clean deals with light surface mould in a bathroom. This is for cases where it has spread, gone into the plaster, or where somebody in the property is unwell.

When you would need it. Heavy black mould in a bathroom, bedroom or kitchen. Mould on plasterboard or behind furniture. Mould that keeps returning after cleaning. A property after a leak, a flood or a long-running condensation problem. Anywhere a doctor has raised a health concern.

What the firm does. Identifying the mould, because different types take different treatments. HEPA-filtered air scrubbing while the work is going on. Antifungal treatment of the affected surfaces. Removal of mould-damaged material where remediation is the only answer. An assessment of the cause, so the same thing does not happen again.

Post-pest

Cleaning after pest control.

What it is. The clean that comes after an infestation has been treated: rats, mice, cockroaches, fleas or bedbugs. The pest control company deals with the infestation. What they leave behind is droppings, urine, contaminated surfaces, food residue and soft furnishings, and that is the specialist clean.

When you would need it. After any pest treatment. It is most urgent after rats and mice, where urine contamination is a genuine biohazard, after cockroaches, which spread allergens and bacteria through a property, and after bedbugs, where heat treatment needs a thorough clean behind it to clear the eggs.

What the firm does. Droppings, nesting material and contaminated insulation removed. Every affected surface sanitised with industrial-grade chemicals, including inside cupboards, behind appliances and under floorboards where it is needed. Coordination with the pest control company so the property is confirmed clear before anybody moves back in.

One conversation instead of six.

Ringing round specialist cleaners from scratch is a bad afternoon. Half the numbers are national switchboards, half the websites list every service under the sun, and none of them tells you whether the firm actually turns out to Reading. Do you clean specialist cases yourselves?

No. End of tenancy work is our trade and we stay inside it. For post-build, hoarder, biohazard, fire damage, severe mould or post-pest work we refer you to a specialist team who covers Reading, and we tell you which firm and why.

What do you check before you refer somebody?

Three things, and we check them at the point of referral rather than relying on a list from last year. Current public liability cover. Do you accredit or vouch for the firms?

Are the firms local to Reading?
