Per-property rates from three properties up.
For a managed portfolio of three or more we agree fixed per-property pricing before the first job. That gives you a number you can pass on or absorb and one person to ring, rather than a fresh quote every changeover. HMO turnarounds are priced into the rate instead of argued about after the work.
Tell us the usual volume and which parts of Reading you manage and we will put a rate together. No tie-in and no minimum term.

The Reading calendar
The two fortnights worth planning around.
Reading has two turnover spikes. Student tenancies mostly end on 1 July, so the first fortnight of July is the busiest stretch of the year, concentrated on Redlands, Katesgrove and the Newtown terraces. Late August adds a smaller one along the Richfield Avenue and riverside corridor, where festival week moves short lets around at speed.
If your portfolio sits in either bracket, get the dates over early and we will hold the slots. Outside those weeks an ordinary void books in comfortably at a few days notice.

What managed portfolios ask before they change cleaner.
Is there a landlord or agent rate?
Per-property fixed pricing applies to managed portfolios of three or more properties. Send over your usual volume and we will agree a rate.
Can you work to our inventory and checkout standard?
Yes. We clean to the inventory the property is marked against, which is the same document your checkout clerk is holding.
How quickly can you turn a property round?
We book around your checkout dates and work seven days: weekdays 9 to 5, weekends 11 to 3 by arrangement. Give us the move-out date as soon as you have it and the void stays short.
Do you invoice per property?
Yes. Each void is invoiced on its own, or consolidated across the month if your accounts prefer it. We set it up whichever way suits you.
What happens if the checkout flags something?
Every job carries a 48-hour re-clean guarantee. If your clerk or the incoming tenant raises anything inside 48 hours we come back and put it right at no charge.
How much of Reading do you cover?
