What it is
What post-build cleaning covers.
This is the clean that follows construction, renovation or a refit. Dust from cutting plasterboard, sanding timber and drilling masonry is much finer than the dust in a lived-in house, and static holds it onto every surface it lands on. Domestic kit does not shift it. Post-build kit does.
The scope is everything reachable: walls, ceilings, floors, glass, tile, fittings, vents, sockets, rails and window tracks. Plaster splashes on tile, paint on glass, silicone smears on worktops and mortar on flooring are all inside that scope rather than extras on top of it.
It is normally the final job on the programme before handover, whether that is to a family moving back in, a landlord getting a property re-let, or a business taking keys to a unit. It is the difference between a build that is finished and one that merely stopped.
When you'd need this
When this clean is worth booking.
Any job that kept trades in the property beyond a day or two makes enough dust to need one. These are the usual ones.
- An extension finished and the family ready to move back into the rest of the house.
- A loft conversion signed off and ready to use.
- A kitchen refit: new units, new appliances, new flooring, and dust from all three.
- A new-build handover where the developer clean turned out to be a sweep rather than a clean.
- A full refurbishment before a sale or a re-let, which in a converted Reading terrace usually means every room at once.
- A commercial fit-out with a fixed move-in date the business cannot shift.
- A bathroom refit, where tile cutting and plumbing leave dust and residue well beyond the room itself.

The work
What a post-build team actually does.
The work runs top down, room by room, in an order that does not drop dust onto surfaces already finished. That sequencing is what separates a post-build clean from a very long tidy up.
Vacuuming is done with HEPA filtered machines rather than domestic vacuums, which push the finest dust straight back into the room through the exhaust. Walls, ceilings, rails and light fittings all get vacuumed. Dust left on a ceiling drops as soon as the heating goes on, which is why a skipped ceiling means the customer cleaning again a fortnight later.
Hand wiping follows the vacuum, surface by surface: damp microfibre on most things, specific products for glass, tile and stainless steel. Sockets, switch plates, trims and vent grilles are done individually, because that is the only way they get done at all.
Builders marks come next. Plaster on tile, paint flecks on glass, silicone left on a worktop, mortar smeared across a floor, each with the right product behind it. A blade is used on glass where paint or sealant has cured hard. Natural stone gets stone-safe products rather than whatever was under the sink.
Glass is cleaned on the inside and, where it can be reached safely, outside as well. Tracks are vacuumed and then wiped. Vent covers and extract grilles come off, get cleaned, and go back on.
Floors are last: vacuum, then mop, polish or steam depending on what has been laid. Anything that was sheeted over during the build gets uncovered, checked and cleaned before handover.

1. Tell us what has been built
The form takes a couple of minutes. Photographs of the finished work if you have them, the scope: refit, extension, full strip-back, new-build handover, and the date it has to be ready by.
2. We introduce the right team
Weekdays between 9 and 5 we call back inside the hour. Weekend cover runs 11 until 3 by arrangement, and forms landing later get a call by 9am on the next working day. You get their name and the checks we made: public liability cover, and waste carrier registration where the job produces controlled waste.
3. Quote and slot
The team quotes on size, scope and deadline. Most post-build cleans are one to three days. Book it late enough that the trades are genuinely finished and early enough to sit before your handover date.
4. Clean and hand over
The place is cleaned from the ceilings down to the floors, then walked round with you, or with your builder where they are running the programme, before anyone signs it off. Then it is ready for whoever has the keys next.

Three inputs: how big it is, how much was done, and what state the trades left it in. A two-bed flat after new units and a new floor sits in the low hundreds. A whole house stripped back, or a fit-out with a shopfront on it, reaches the low thousands. The number comes after photographs or a walk round.
If your builder included a clean, read what it actually covers. A lot of them mean a sweep and a wipe of the obvious, which is fine for the site and short of a handover. For a property somebody is about to live in, the specialist version is the one that gets you there.

Should the builder have included this?
Some do, many do not, and the ones that do usually mean a sweep rather than a clean. If the property has to be ready for somebody to move into rather than merely tidy, the specialist version is normally the right call.
How long does it take?
Size and scope decide it. One bedroom and a new kitchen is often a single day. Four bedrooms after a full strip-back is two days, sometimes three. Commercial fit-outs can eat most of a week. The team fixes the timeline when it quotes.
Can it be done while snagging is still going on?
Better not. Snagging makes fresh dust and you end up paying for the clean twice over. Book it once the snagging list is closed, even where that costs you a day or two on the moving date.
How is this different from a deep clean?
A deep clean tackles grease and lived-in grime in an occupied property. A post-build clean tackles construction dust, builders marks and every-surface finishing before anybody lives there at all. Different kit, different products, different order of work.
Do they clean the outside of the windows?
Where they can be reached safely, yes. Ground floor and anything reachable from the ground is standard. Upper floors need access equipment or a window cleaning crew, which the team will price separately if you want it.
This is a new-build handover. Is that the developer's job?
Usually it is, though what a developer means by a final clean varies enormously. Where the snagger has written up dusty downlights, paint specks on the glazing or mortar left on a floor, that is exactly the list this kind of clean closes out.
Is a commercial fit-out different?
Mainly in scale. More floor, more glass, more custom joinery, and a fixed opening date the business cannot move. The team sizes the crew to that, and often works overnight or across a weekend so the business is not held up.
