Hoarder cleaning
Hoarder cleaning and clearance in Reading.
A property where belongings have built up over years has to be cleared before it can be cleaned, and both halves need doing properly. We refer you to a vetted specialist team that covers Reading and works without judgement.

What it is
What hoarder cleaning covers.
Hoarder cleaning is two jobs stitched together. First the clearance: sorting, bagging and removing what is in the property, in categories agreed with you before anything moves. Then the clean, once there is a surface left to reach.
Calling it a deep clean undersells it. Properties get to this state through bereavement, illness, age, disability, or simply a long stretch where nobody was checking in, and the work has to be paced for the person as much as for the property. Rushing it is how a family ends up worse off than they started.
Nobody gets a lecture. The teams we refer to have opened front doors on every level of accumulation there is. They treat it as a job of work, not as an anecdote for the van on the way home.
When you'd need this
Why people ring us about a hoarded property.
Most callers are in one of a handful of situations. The work bends to fit whichever one you are in.
- You have inherited a house or a flat and need it clear before an agent will put it on the market.
- You are a landlord and a tenant has left, or is about to leave, a property that cannot be re-let as it stands.
- You are helping a parent or a relative who still lives there, so the pace has to be gentle and the decisions have to stay theirs.
- You work for Reading Borough Council, a housing association or an adult social care team and you are arranging support for a tenant.
- This is your own home and you have chosen to ask for help. That is the hardest version of this call and it gets treated that way.
- Probate has cleared and the executor now needs the property emptied before the sale can complete.
- A student let or a shared house has been left in a state that goes a long way past a normal checkout clean.
The work
What is actually involved.
The work is broken into stages and the order is agreed with you first, so nothing happens that you did not know was coming.
It starts with a walk round, with you or whoever holds the authority. Three piles get agreed before anything is lifted: keep, donate, dispose. Anything with sentimental or financial weight is put aside. Post, identity documents and anything financial go into their own bag and come back to you, to work through in your own time. None of it is binned on somebody else's judgement.
Clearance then runs one room at a time. Bulky items leave by skip or by licensed bulky waste collection depending on the volume, and a Reading terrace with no off-street parking usually means a smaller vehicle and more runs. Items in good enough condition go to a nominated charity shop or collection. Sharps, out of date medication and anything contaminated are pulled out separately and go down the correct disposal route.
Then the cleaning starts, and it is heavy going: floors, walls, ceilings, appliances, fittings, the inside of every cupboard and drawer, behind and underneath everything that has not moved in years. Where a smell has settled into the fabric, an ozone or hydroxyl generator is run to break it down rather than perfume over it.
Where the property has crossed into biohazard territory, urine, faeces, spoiled food, rodent mess, those rooms switch to biohazard handling: heavier protective kit, hazardous waste containers, and a certificate at the end.
- A walk round and three agreed piles before anything is lifted.
- Documents and anything of value bagged aside and handed back to you.
- Skip hire or licensed bulky waste collection, sized to the street.
- Anything charity-suitable goes to a nominated shop rather than the tip.
- Every surface cleaned hard once the rooms are empty.
- Odour treatment by ozone or hydroxyl where the smell has settled in.
- Biohazard handling for any room that has crossed that line.
Process
From first call to an empty, clean property.
1. Describe the property
The form takes a couple of minutes. Photographs help, and if photographing it feels like too much, write it into the notes box instead. Tell us who is in the property and whether there is a deadline on it.
2. We ring you and make the introduction
Weekdays between 9 and 5 the call back comes inside the hour. Weekend cover runs 11 until 3 by arrangement, and anything later than that is answered by 9am on the next working day. You get the firm name and the checks we made: public liability cover, waste carrier registration, and DBS status, which matters here because in this work somebody frequently still lives there.
3. Walk round and plan
The team comes out and goes round the place with you, or with whoever holds the authority for it. By the end of that visit you have a plan: which rooms in which order, what is being kept, where the rest is going, the number of days and the price. Nothing is lifted before you have signed that off.
4. Clearance and clean
The work runs in zones at the pace you agreed. You can be there for all of it, none of it, or only the rooms you care about. That stays your call, every day of the job.
5. Final walk round
At the end you walk it together and sign it off. Documents, keepsakes and anything you flagged come back to you. The property is then ready to sell, ready to re-let, or just ready to live in without dread.
Why come through us
You should only have to describe it once.
The hard part of ringing a specialist about a hoarded property is the first sentence. Repeating it twice more to collect comparison quotes is how people give up and put the phone down instead.
Through us you describe it once. We brief the team before they call, so they arrive at the walk round already knowing roughly what is behind the door.
We also match the case. A probate clearance in Caversham, a landlord turnaround in Whitley and a paced clear-out for somebody still living in Newtown are three different pieces of work with three different tempos.
You pay us nothing at all. The team prices the job to you and settles with us afterwards, so we are never sitting in the middle of your money.
Pricing
How hoarder work is priced.
This is not a form and a figure. Price follows the volume going out, whether there is biohazard or pest contamination underneath it, what condition the rooms are in once they are empty, and how the work is paced. Clearing it in one day costs differently to a fortnight of short visits around a resident who needs time.
The spread is wide and worth saying out loud. One room can land in the low hundreds. A whole house with contaminated rooms in it reaches several thousand. The team puts a number on it once it has seen photographs or walked round.
Some cases attract funding. An estate policy after a death, a landlord contents policy, sometimes an adult social care budget: any of them can carry part of the cost. Raise it on the call and the team will look into the route before it quotes. We take nothing out of the figure you are given.
The firms we refer to
Who handles hoarder cleaning when we refer it on.
We do not do this work ourselves. For hoarder cleaning we refer to specialist teams who cover Reading. Some are based in the town and some travel in to it, which is normal in a trade where the equipment is expensive and the work is not steady enough to keep a firm in every town.
Before we refer anybody we check three things at the point of referral, not off a list from last year: that public liability cover is current, that waste carrier registration is in place where the job produces controlled waste, and that a DBS check is held where the property is occupied. When we ring you we name the firm and tell you what we checked and on what date.
First choice for hoarder cleaning: a vetted specialist team covering Reading. For hoarding cases we lead with the team we have most recently checked for DBS status as well as insurance, because these jobs frequently happen around somebody who still lives there.
Also on the list: a second vetted team on the same list and a Thames Valley team that travels into Reading. Which one we suggest depends on what the job needs and who has capacity that week.
What we check before each kind of referral: a vetted specialist team covering Reading: Before any introduction we check public liability cover and waste carrier registration, plus DBS status wherever somebody still lives there. a second vetted team on the same list: Checked on the same three points, and called on when the first team is committed elsewhere or the case wants a different skill set. a Thames Valley team that travels into Reading: Checked the same way again, and useful for long jobs or anything needing a bigger crew than a Reading round can free up. We publish no certification or membership on any firm's behalf. If a credential matters to your insurer, ask them for it directly.
You do not have to take the firm we suggest. On the call we explain why we picked them and you decide. You pay the firm direct at their price, and we add nothing to it.
Related specialist services
Hoarder Cleaning cases often overlap with other specialist work.
Real cases rarely sit inside one category. If yours touches more than one of the services below, say so on the form. We will look for a firm that handles both, or put two of them in touch with each other so you are not the one coordinating it.
- Biohazard cleaning. Hoarded properties often cross the biohazard line. Where they do, those rooms are handled to biohazard standards rather than clearance standards.
- Cleaning after pest control. Years of accumulation feed rodents and insects. Treatment usually has to happen before or alongside the clearance rather than after it.
- Severe mould removal. A closed up property with no airflow grows mould behind everything stacked against a wall. It tends to appear on the day the room is emptied.
FAQ
Hoarder Cleaning FAQs
What people ask about hoarder cleaning in Reading.
Will anybody judge me, or the person who lives there?
No. The teams we refer to have opened doors on every level of accumulation there is. No comments, no photographs passed around, no stories afterwards. Whatever is behind that door is between you and them, and it stays there.
How long does it take?
Volume and pace decide it. One room is often a single day. A whole house with contaminated rooms can run into a second week. Where the resident is still there and needs time, the work is often spread across weeks on purpose. The team sets the timeline with you at the walk round.
What happens to everything that comes out?
The three piles are agreed with you before anything is lifted: keep, donate, dispose. Keeps come back to you in their own bags. Donations go to a nominated charity shop or collection. The rest leaves through licensed waste channels. Paperwork and anything obviously valuable is always put aside for you, whatever pile the room looks like it belongs in.
Can the work go slowly if the resident is still there?
Yes, and often it should. With a resident in the property the work is usually paced across days or weeks, with them present and deciding. There is no clock running in the background.
I am the executor of an estate. Can you help?
Yes. Probate clearances are among the commonest reasons people land on this page. The team works to the probate timeline, keeps documents and valuables aside for the executor, and signs the property off ready for the agent.
What if there is contamination underneath it all?
Rooms that have crossed into biohazard territory get biohazard handling: heavier protective kit, hazardous waste containers and a certificate at the end. Our biohazard cleaning page sets out exactly what that involves.
Does anyone help pay for this?
Sometimes, yes. An estate policy after a death, a landlord contents policy, and now and again an adult social care budget will carry part of the cost. Raise it while we are on the phone and the team can look into the route before it puts a number on anything.
