How Much Does End of Tenancy Cleaning Cost in Reading?

Last updated

Quick answer: End of tenancy cleaning in Reading is priced by property size, not by the hour. A studio starts at £145, a one bed at £175, a two bed at £219, a three bed at £269, a four bed at £329 and anything with five or more bedrooms from £389. Add-ons are flat rate, from £19 for white goods up to £49 for a full oven deep clean. Most Reading tenants pay between £175 and £269 once the property size and the usual add-ons are settled.

Pricing is the first question almost every tenant asks and the one most cleaning sites answer badly. Hourly rates hide the total. Vague ranges hide the exclusions. This page gives you the actual ladder, the actual add-on prices, and the reasons a quote moves either side of the headline number.

If you would rather have a number than a table, the quote form takes about a minute and comes back with a fixed price for your specific flat or house.

How much does end of tenancy cleaning cost in Reading?

The honest mid band for Reading is £175 to £269. That covers the one, two and three bedroom properties that make up most of the private rented stock here, from a town centre flat to a terrace in Katesgrove or Newtown. Studios sit below it. Four and five bed house shares sit above.

Here is the full ladder. Every price is fixed against the property you describe when you book, not estimated and then revised on the day.

Property size Fixed price from Typical all in with add-ons
Studio flat £145 £145 to £194
1 bedroom flat £175 £175 to £224
2 bedroom flat or house £219 £219 to £298
3 bedroom house £269 £269 to £378
4 bedroom house £329 £329 to £468
5 or more bedrooms £389 Quoted on the room count

Published ladders on the national cleaning platforms that cover Reading run from roughly £120 for a small flat at the budget end to about £450 for a large house, checked in September 2026. We sit in the middle of that spread deliberately, because the floor of the market is usually an hourly rate with the oven, the cupboard interiors and the window tracks quietly left out.

Compare quotes on scope, not on the headline. The four things worth checking every time: is the oven interior in or out, are cupboard and wardrobe interiors in or out, are window tracks in or out, and is there a re-clean if the agent flags something. Our answer to the first three is in, and the fourth is the 48 hour re-clean guarantee.

What pushes a Reading quote up or down?

Six things, in rough order of how much they matter.

Bedroom count

Bedrooms drive the headline price because each one adds a wardrobe interior, a full run of skirting, another window with its own tracks, and more floor to work across. The jump is not linear. A four bed house is not twice the work of a two bed, but it is comfortably half as much again.

How the property has been kept

Condition moves the time more than size does. A two bed flat that has been wiped down every week is a predictable job. The same flat after eighteen months of nobody touching the extractor filter or the shower screen is a longer one. We ask about condition at quote time precisely so the number does not have to change later.

Bathrooms, and Reading's water

Bathrooms are slow rooms anywhere. In Reading they are slower, because the water is hard. Thames Water states that all the water in its supply region is hard and classes hard water as 200 to 300 mg per litre of calcium carbonate. That shows up as scale on taps, shower screens, shower heads, kettle elements and under the toilet rim, and it is one of the deduction triggers inventory clerks look for first. A three bed with three bathrooms costs more than a three bed with one, and most of the difference is descaling time.

What is on the inventory

Oven, hob, extractor, fridge, freezer, washing machine, dishwasher, microwave. If an appliance is listed on your move in inventory, it has to go back clean. Exteriors and the hob are in the base price. Interiors of the oven, the fridge and the white goods are the add-ons below.

Furnished or unfurnished

Furnished properties take longer, because every unit has to be emptied, wiped inside, lifted where it can be lifted, and vacuumed under. We build that into the quote rather than adding a furnished surcharge on the day.

Access and parking

All ten of the areas we cover sit within about four road miles and twelve minutes of the centre, so travel is rarely the issue. Parking sometimes is. Town centre flats and parts of the Oxford Road corridor are permit or paid parking only. If a day ticket is needed, it goes in the quote before you book, not on the invoice afterwards.

What do the add-ons cost?

Add-ons are flat rate, listed before you book, and never added afterwards.

Add-on Price Roughly how long it adds
Oven deep clean, cavity, racks and door glass £49 60 to 90 minutes
Fridge and freezer deep clean, defrosted and scrubbed £25 30 to 45 minutes
White goods deep clean, washer and dishwasher drums, seals and filters £19 45 to 60 minutes
Pet treatment, hair lift and odour work £20 30 to 60 minutes
Carpet shampoo, per room £30 Varies by room
Carpet shampoo, hall, stairs and landing £25 Varies by run

The oven is the add-on most tenants take, and the maths behind that decision is simple: it costs less than the deduction it prevents. Pets is the second, and it matters more than tenants expect in shared houses.

Is the oven clean included in the base price?

Quick answer: The oven exterior, the hob and the door handle are in the base price. The interior, meaning the cavity, the racks, the seal and both faces of the door glass, is a £49 add-on. Take it on any property you have lived in for more than about six months, because oven condition is the single most reliable way to lose part of a deposit.

If you cleaned the inside properly within the last few months and it has stayed that way, skip it. If you cannot remember the last time the racks came out, add it. If you would rather do it yourself, the full method is in our oven guide and it will cost you an evening rather than £49.

Do carpets cost extra in a Reading rental?

Quick answer: Vacuuming is in every clean at no extra cost. Shampooing or steam cleaning is a £30 per room add-on, £25 for the hall, stairs and landing run, and it is only worth paying for if your agreement asks for it or the carpets are marked beyond fair wear and tear.

Read the tenancy agreement before you book anything. A minority of managed properties in Reading carry a clause about carpets being cleaned at the end of the term, and if yours does, budget for it. If yours does not and the carpets are simply lived in, a slow and thorough vacuum to the edges is the standard, and paying for shampoo is money you will not get back.

Why does a checkout clean cost more than a regular clean?

Because it is a different job with a different standard behind it. Here is the comparison in plain terms.

Regular weekly clean Deep clean End of tenancy clean
What it is measured against How the home feels An agreed scope The move in inventory
Cupboards and wardrobes Fronts only Some interiors Every interior, top and underside
Oven Front panel Often included Cavity, racks, seal, both glass faces
Window tracks Skipped Sometimes Vacuumed and wiped, every room
Limescale Wiped Treated Stripped from every tap, head and rim
Typical time, two bed 2 hours 4 to 5 hours 5 to 7 hours
Who signs it off You You An inventory clerk or agent

A weekly clean is about how a home feels to live in. A checkout clean is about a document. The clerk is holding your original inventory and comparing line by line, which is why the price reflects the depth rather than the square footage. What the clerk actually checks is worth reading before you decide what to skip.

What does a one, two or three bed clean cost all in?

Property Fixed clean With oven add-on With oven and two carpet rooms Realistic all in
1 bed flat £175 £224 £284 £175 to £284
2 bed flat £219 £268 £328 £219 to £328
3 bed house £269 £318 £378 £269 to £378

The two bed line is where most Reading tenancies land. With the oven added and nothing else, that is £268, and it is the single most common number we quote in this town.

Are there extra charges for parking, condition or furnished flats?

No, with one exception, and we tell you about it before we start rather than afterwards.

Parking. Asked at quote time, priced into the fixed number if a permit or day ticket is needed. There is no separate line on the invoice.

Condition. If the property is materially worse than the description you gave, we ring you before any work starts and you can agree a revised figure or send us away. If it matches, the quoted price holds whatever we find in the extractor.

Furnished and awkward access. No surcharge for either. Top floor conversions with no lift, narrow Victorian staircases and a long walk from riverside parking are all inside the standard price.

Peak dates. Early July is the busiest week of our year here, because most student tenancies in Reading run 1 July to 30 June and the whole changeover lands at once. Late August is busy too, when the Reading Festival short lets turn over along the Richfield Avenue and riverside corridor. The price does not move on those dates. Availability does, so book early.

How do our prices compare with other Reading cleaners?

Below us you will find hourly operators. An hourly rate is not a price, it is an open meter, and it puts you and the cleaner on opposite sides of the same clock. Above us you will find agency recommended cleaners, where a referral cut is often folded into the number you pay.

We publish one ladder and hold it. If you want the cheapest possible route through a checkout, the answer is in our page on keeping the cost down, and some of it involves not paying us for things you can do yourself.

Is it cheaper to do the clean yourself?

On the receipt, yes. Products come to roughly £25 to £50 if you own nothing already. On the whole calculation, it depends entirely on your time and your experience.

A one person DIY clean of a two bed flat is a nine to twelve hour job done to the standard a clerk measures against, not the standard that makes a flat feel nice. Two people can halve it. What catches people out is not effort, it is scope: the oven door glass, the window tracks, the wardrobe tops and the limescale on the shower head are all easy to do and easy to forget.

Against that sits the deposit. Reading rents averaged £1,573 a month in June 2026 according to the ONS Price Index of Private Rents, which puts a five week deposit at roughly £1,815. A cleaning deduction is a fraction of that, but it is usually a larger fraction than the clean would have cost. The full working is in our DIY versus professional guide.

What does this cost against the deposit at stake?

Set the two numbers side by side. A two bed clean with the oven added is £268. A five week deposit on the average Reading rent is around £1,815. The question is not whether £268 is a lot of money in isolation. It is whether £268 is a sensible price for removing the most common reason deposits get argued over.

The Tenancy Deposit Scheme's published adjudication data puts cleaning as the most common cause of deposit disputes, appearing in more than half of the cases it decides. That is a national figure, not a Reading one, but there is nothing about Reading that makes it milder, and the hard water here gives clerks one more thing to write down.

If money is already being held back, read how to get your deposit back and what the law actually allows a landlord to charge for before you agree to anything.

For landlords and letting agents

Managing more than one Reading property? The same fixed ladder applies to portfolio work, with a per property rate for three or more and priority slots around the end of month and the July student changeover. Cleans are invoiced on completion and the re-clean guarantee covers agent bookings the same way it covers tenants. Ask for a portfolio rate and we will put it in writing.

For one off turnovers between tenants, the standard prices above apply, and a move in clean on an empty property is priced from the same ladder.

Which Reading areas do you cover?

Ten areas, all inside about four road miles of the centre, so a same day slot is a real option rather than a marketing line. If you need one, call before noon and read the same day page first.

Reading Town Centre, Katesgrove, Redlands and Whiteknights, Newtown and Cemetery Junction, West Reading and Oxford Road, Lower Caversham, Coley, Caversham, Whitley and Norcot and East Tilehurst.

FAQ

Is the quoted price the price I actually pay? Yes, as long as the property matches the description you gave when you booked. If it does not, we ring you before any work starts, explain what we have found, and you can either agree a revised figure or send us away at no cost.

Do you charge by the hour or by the property? By the property. Hourly billing rewards slow work, which is the wrong incentive for a job that is judged on the finish rather than the clock. The size of the property and its condition set the price.

Why does the studio price start at £145 rather than lower? Because a studio still has a full kitchen, a full bathroom, all the internal glass and every cupboard interior. The room count is small, the scope is not, and the bathroom in a hard water area takes as long in a studio as it does in a house.

How much should I budget for a two bed clean in Reading? £219 for the clean itself, £268 with the oven interior added, and around £328 if you also want two carpeted rooms shampooed. Most two bed bookings here land between £219 and £298.

What payment methods do you take? Bank transfer or card, paid on completion rather than up front. Landlord and agent bookings are invoiced after the job with the photo record attached.

Is VAT included in your prices? The number you are quoted is the number you pay, with any applicable tax already inside it. There is no separate line added at the end.

Do you offer a discount for several properties? Yes. Three or more properties in Reading qualifies for a per property rate and priority scheduling around turnover dates. Get in touch with the addresses and the sizes and we will price the set.

Why are some Reading quotes so much cheaper than yours? Usually because something is missing from the scope. The oven interior, cupboard and wardrobe interiors, window tracks and limescale work are the four things most commonly left out of a cheap quote, and those four are the ones a clerk checks hardest.

Can I book a weekend clean? Weekends yes, by arrangement, in a shorter window from 11am to 3pm. Evenings no. Standard slots run Monday to Friday, 9am to 5pm, so tell us your key handover date and we will work backwards from it.

Does the price change in July when the student houses turn over? No. Early July is the busiest week of our year in Reading because most student tenancies run to 30 June, but the ladder does not move. What does move is availability, so book that week as far ahead as you can.

Want a fixed number for your own property rather than a table? The quote form takes about a minute and comes back by email. No card details, no callback chain, no pressure to book on the spot.

Beyond standard end-of-tenancy?

If the property needs more than an ordinary checkout clean, and that means serious mould, biohazard, a hoarder clearance, fire damage, cleaning after pest treatment or after building work, those are separate trades. We refer that work on to specialist teams who cover Reading, and we say what we checked before referring. The specialist cleaning page covers what falls into each category and how the introduction works.
