Bedroom count sets the starting number.
End of tenancy cleaning is priced per property here, not by the hour. A studio starts at £145, a 1-bed at £175, a 2-bed at £219, a 3-bed at £269, a 4-bed at £329 and five bedrooms and up from £389. Count the bedrooms and you have the first input.
Pricing per property is the safer side of the deal for you. An hourly cleaner who runs out of time leaves you with a half-finished checkout and a full invoice. A fixed price means the list gets finished, however long the list takes.
Input two: condition
Ordinary lived-in condition is the baseline.
The published prices assume a property in ordinary lived-in condition. Heavier jobs take longer: a long tenancy with little cleaning in between, pets, or a full shared house after a year. We price that before we start rather than after we finish. Send photos with the quote form and the figure that comes back is the figure.
Hard water is worth a mention under this heading. Thames Water states that all the water in its region is hard, so a Reading bathroom that has gone a few years without a proper descale is genuinely more work than the same bathroom somewhere soft.

Add-ons, and when you actually need one.
The honest test for every add-on is your check-in inventory. You owe the property the standard you received, not a better one. If the check-in shows a professionally cleaned oven, the oven add-on is protecting your deposit. If it does not, skip it and keep the money.

How the fixed pricing works.
Is the price from the form binding?
Yes, once photos have confirmed the condition. The number is agreed in writing before we start and does not change afterwards.
Do you price per hour?
No. Per property, fixed. Hourly pricing rewards slow cleaning and punishes you when the clock runs out halfway through the bathroom.
What makes the price go up?
Two things, plus whatever you choose: size and condition, then any add-ons. All of it is agreed before the job rather than during it.
Is the price the same across Reading?
Yes. The same ladder applies in all 10 areas on this site, so a 2-bed in Katesgrove costs what a 2-bed in Caversham costs. The areas are all inside about twelve minutes of the centre, so there is no travel surcharge to build in.
What if the property has more than five bedrooms?
Larger HMOs are quoted individually from £389. Tell us the bedrooms and the bathrooms and a fixed number comes back the same day.
