Before you start

Twenty minutes of prep saves hours later. Most of the evidence you need in a deposit dispute is gathered here, before a single surface is wiped.

Kitchen

The room that settles most deposit deductions. The oven gets the hardest look of anything in the property on almost every checkout.

Bathrooms

Reading is on hard water. Thames Water states that all the water in its region is hard, so over a long tenancy a bathroom collects scale round the taps, the screen and the plugs, and mould in the grout. Clerks photograph both.

Bedrooms

Wardrobe interiors and the space under the bed are the two spots tenants forget most.

Living room

Presentation counts here. It is the first room the clerk reads as an impression of the whole place.

Hallway, stairs and storage

Agents walk through these first, so they notice them first. If it is on the inventory it is in scope, including the cupboards nobody opens.

Appliances

Anything listed on the inventory as clean at move-in has to be clean at move-out.

Final walk-through

The last hour protects your deposit more than any other. Evidence beats memory in every dispute.

If your deposit is disputed

A deposit on an assured tenancy sits in a government-approved protection scheme, which is TDS, DPS or MyDeposits, and every one of them decides a dispute on evidence. This checklist, your before-and-after photographs and a professional cleaning invoice are exactly the paperwork an adjudicator is looking for. Cleaning is the most common cause of disputed deductions in the Tenancy Deposit Scheme's own adjudication figures, and it is also the easiest one to defend once you have a paper trail.
