What the Reading market actually charges.
Published end of tenancy prices in Reading run from about £120 at the small end to £450 for the largest houses, and one national booking platform puts the Reading average at £355. Those are the firms' own published figures, checked when this page was written. Our ladder starts at £145 for a studio and tops out at £389 for five bedrooms and up, which puts us in the middle of that range rather than at either end of it.
The cheap end of the market is real and some of it is honest. Plenty of it is not: a condition extra on arrival, a travel charge, equipment nobody mentioned on the phone, or the cleaner who simply does not turn up the morning before a checkout. Every figure is on the page: studio £145, 1-bed £175, 2-bed £219, 3-bed £269, 4-bed £329, five bedrooms and up from £389, with the add-ons priced next to them. The number is confirmed in writing before we start and it does not move afterwards.
Behind it sits the 48-hour re-clean guarantee, a timestamped photo record and an itemised receipt. That is what makes a fixed price genuinely cheap. You are not paying for the job twice, and you are not funding a deduction out of your deposit either.
The bigger number
The deposit is what a cheap clean risks.
A Reading deposit at the five-week cap is roughly £1,815, worked off the £1,573 average monthly private rent ONS recorded in June 2026. Set a £100 saving on the clean against that and the arithmetic changes shape. A rushed two-hour visit that leaves the oven and the limescale is not cheap if the checkout comes back with deductions attached.
That is the honest case for paying a fair price rather than the lowest one. It is not that cheap cleaners cannot clean. It is that the standard being marked is the inventory, and an inventory does not care what the invoice said.
Pay less, honestly
How to bring the number down.
There are legitimate ways to pay less. Book ahead, because a planned slot is easier to place than a same-day scramble. In a shared house, split one fixed price between the tenants. Do the unskilled prep yourself before we arrive: empty every cupboard, clear the surfaces, get the bins out. Our hours then go on the checkout lines instead of on your clutter.
And read the check-in inventory before buying add-ons. You owe the property the standard you were given, not a better one. If the oven was not professionally cleaned at check-in, you do not need to pay to hand it back cleaner than you got it.

What tenants ask while they are comparing quotes.
Is £145 really the whole price?
For a studio in ordinary condition, yes. The ladder climbs by property size and the add-ons are listed with their own figures. The final number is confirmed in writing before we start and it does not change afterwards.
Why are some Reading quotes cheaper than yours?
Some firms quote low and add extras on the day. Some quote a visit too short to reach checkout standard in the first place. Compare the total you will actually pay, whether the guarantee is in writing, and what happens if the agent flags something.
Do you charge extra on the day?
No. The price is agreed in writing before we start. Where a property turns out to be in considerably worse condition than described, we have that conversation before we begin rather than after we finish.
Can we split the price in a house share?
